You can expect a friendly and knowledgeable inspector that determines the present condition of the home. We focus on the performance of the house over cosmetic, code or design flaws. Our visual inspection is aided by specialized devices such as drones, infrared cameras, moister detectors, and gas detectors. We hope that the inspection will give you the knowledge you need to be comfortable with your home purchase.
A home inspection will go over the:
o Roof/Exterior
o Attic
o Structure
o Appliances
o Electrical/Plumbing
o Heating/cooling
o Door/Windows
o Interior
o Basement/Crawl Space
After the inspection, a detailed report containing all the findings will be provided.
What not to expect from a home inspection:
o A guarantee or warranty on the home
o A predictor of future performance
o Invasive/destructive procedures
o Reports on specialized systems like swimming pools or hot tubs

An average home inspection will take 4 hours. That includes the inspection and the walkthrough with the client. A walkthrough typically takes about 45 minutes. During this time the inspector will go over each area of the house and explain any issues that were found. Inspection times will increase or decrease based on the size and type of listing.

It is not required that you attend the inspection, but it is highly recommended. The walkthrough gives us a chance to go over the findings of the inspection, while also allowing us to provide customized home ownership education. This is also a great time for you to ask any questions about the home or home ownership in general.

Home inspection prices start at $450 for homes up to 1800 Sq. Ft
o $550 for homes between 1801-2200 Sq. Ft
o $650 for homes greater than 2200 Sq. Ft
Townhouse inspections start at $375 for townhouses up to 1800 Sq. Ft
o $425 for townhouses greater than 1800 Sq. Ft
Apartment inspections start at $275 for apartments up to 1500 Sq. Ft
o $325 for apartments greater than 1500 Sq. Ft
Commercial inspections start at $375.
